  proof of funds later\; however\, we strongly recommend not wa

  2:00 PM All bidding will take place online. Bidders must co
 mplete registration and be approved before placing bids. Reg
 istration Requirements All bidders must complete online regi
 stration. A bank verification letter\, proof of available fun
 ds\, or current lender pre-approval letter may be required be
 fore bidding. The Auctioneer reserves the right to verify al
 l financial documentation directly with the issuing bank or 
 lender before approving bidder registration. Auction Terms E
 arnest Money Deposit: A $5\,000 non-refundable earnest money 
 deposit is due by the next business day following the auctio
 n. Buyer’s Premium: A 10% buyer’s premium will be added 
 to the final high bid to determine the total purchase price.
  Closing: Closing shall occur on or before 30 days following
  the auction through the Seller’s selected title company. 
 Property Condition: The property sells As-Is\, Where-Is\, with
  no warranties or representations made by the Seller or Auct
 ioneer. Contingencies: The sale is not contingent upon finan
 cing\, appraisal\, or inspections. Buyers are encouraged to co
 mplete all inspections and due diligence before bidding. Pos
 session: Possession will be granted at closing. Broker Parti
 cipation: A 2% cooperating commission is available to proper
 ly registered and licensed real estate brokers. Broker regis
 tration must be completed according to the auction’s broke
 r participation requirements before the bidder places a bid.
  The Seller reserves the right to accept or reject the final
  high bid according to the published auction terms. Any anno
 uncements or posted updates made before the auction closes w
 ill take precedence over previously published information.
