 00 non-refundable earnest money deposit is due by the next b
 usiness day following the auction. Buyer’s Premium: A 10% 
 buyer’s premium will be added to the final high bid to det
 ermine the total purchase price. Closing: Closing shall occu
 r on or before 30 days following the auction through the Sel
 ler’s selected title company. Property Condition: The prop
 erty sells As-Is\, Where-Is\, with no warranties or representa
 tions made by the Seller or Auctioneer. Contingencies: The s
 ale is not contingent upon financing\, appraisal\, or inspecti
 ons. Buyers are encouraged to complete all inspections and d
 ue diligence before bidding. Possession: Possession will be 
 granted at closing. Broker Participation: A 2% cooperating c
 ommission is available to properly registered and licensed r
 eal estate brokers. Broker registration must be completed ac
 cording to the auction’s broker participation requirements
  before the bidder places a bid. The Seller reserves the rig
